Steps in the Title Process
Once a title order is received our office promptly begins an examination of the public records to determine and disclose matters which may affect the title. This is commonly referred to as a title search. A title insurance commitment is then prepared containing the information that is disclosed by the title search and a copy of the commitment is sent to the client and, if applicable, to the client’s lender.
Our office then proceeds to arrange a mutually convenient closing date and compiles the figures needed to complete the preparation of the closing settlement sheet. Settlement can be held in our office or in the office of the mortgage lender or real estate agent, whichever location is most convenient for the parties involved.
